e.l.f Beauty – Los Angeles

JTM Construction Group, Inc. (JTM CGI), an affiliate of JT Magen, completed a new two-level office for e.l.f. Beauty at 959 Seward Street in Los Angeles, delivering a dynamic and flexible workspace tailored to the brand’s evolving needs. Serving as construction manager, JTM CGI oversaw the project from demolition through interior fit-out and final handover, collaborating with a multidisciplinary team to create a high-performance, brand-forward environment.

The approximately 20,000-square-foot tenant improvement transformed a former restaurant and office space into a cohesive workplace that supports collaboration, product development, and employee engagement. The program includes open workstations, meeting and wellness rooms, a dedicated product testing area, and a large reception and event space with a beverage bar, flexible seating, and operable glass doors that open to an enclosed patio, creating a seamless indoor-outdoor experience. A central feature staircase connects the two levels, enhancing connectivity and flow throughout the space.

The project also addressed complex structural conditions, including modifications to the building’s post-tensioned concrete system to accommodate the new interconnecting stair, requiring careful coordination and reinforcement. The completed workspace integrates biophilic design elements, maximizes natural daylight, and incorporates e.l.f. Beauty’s brand identity, supporting the company’s goals for growth, creativity, and a strong sense of community.
